Can Your Real Estate Website Do All This?

With IDX Listings you can provide your website viewers with access to all or just your MLS® listings them without having to leave your website.  The ideal situation is to keep your potential prospects on your site while still providing them with the most extensive information possible.

We provide you with an interface to add the IDX listing display to one of the pages on your website and input the MLS® URL that is provided by your MLS® board. You may also determine whether or not your visitors are required to register before accessing the MLS® through your website. If your visitors register online, they are immediately tracked within the prospects section of your Online Office.

The IDX listing section can also be manipulated to frame in other websites besides the MLS® website. What is IDX?
IDX (also referred to as Internet Data Display) is a program initiated by the National Association of Realtors which went into effect on January 1st of 2002. The IDX concept allows the members of an MLS system to publicly display on their company or personal web sites all of the currently available properties for sale within their own MLS system. There are options for some properties to be withheld from display but this is not usually done within most MLS systems.

Why Use the IDX/Broker Reciprocity System?
The purpose of Broker Reciprocity is to empower REALTORS® to better meet the needs of computer-using real estate shoppers, a huge and ever growing market! 

Broker Reciprocity gives all members of Multiple Listing System (MLS) the right to display each others listings on their own internet websites.  These tools allow homebuyers to shop all participating companies' listings from one agent or broker's website.  Among the objectives are:

1) Permitting brokers to fully market their services on the Internet;

2) Permitting the brokerage community to take advantage of the data brokers have contributed to the MLS system; and

3) Permitting brokers to obtain and maintain first contact with the consumer in all their real estate transactions.

Can I Get These Tools Directly From my Own MLS?
Members of an MLS® system are usually able to obtain raw data feeds directly from their own MLS and/or "frameable" tool solutions.  A "raw data feed" is data and images without any programming attached to it.  This data requires a knowledgeable programmer to format and incorporate this data into your website display.

In cases where your MLS system provides a "frameable" search program with minimal branding provided for your site, you would then need to have either website design and/or website building tools (such as Microsoft FrontPage or a comprehensive realty development system such as we provide you) in order to design and build your own professional quality website.

Who Can Have and Use IDX?
It depends upon your own MLS system. Some systems allow both Brokers and agents to have and use their IDX programs, and some only allow Brokers to use it. You may contact us to find out whether your MLS system provides IDX capabilities for you.

Do I Have to be a Member of the Local MLS to Get Data?
Yes.  IDX-based programs are made available to members of specific MLS organizations. Some of the local area boards we deal with are listed below but we can work with MLS boards anywhere in the country.
